Most of the parcel is already open. Level, graded, cleared — the kind of ground that usually costs you a season of work and a hearing to get to.

The finishes are 1958. The systems are not.

The lagoon is the near view. The ocean is the one behind it.
San Elijo Lagoon Ecological Reserve starts about a mile down the hill — protected wetland with boardwalk and trail, which means the view across it stays the view across it. Past the reserve, the 101 runs to Cardiff State Beach and the reef break. South, Fletcher Cove is Solana Beach's own stretch of sand, with Cedros a few minutes inland.
